Stage 1 · Conversation
The property, your timeline and your situation.
Four activities: acquiring, improving, leasing and maintaining property held for the long term.
Purchases are made for the company's own portfolio: no listing, no commission, no chain of other buyers. Condition is expected rather than penalised, and the offer comes in writing after the property has been seen in person.
The property, your timeline and your situation.
Seen in person, not valued from a screen.
Terms and conditions stated plainly.
Through a title company, on your date.
Condition assessed properly.
Works priced with licensed trades.
Permits obtained where required.
Documentation retained for the property file.
Because the property is being kept, works are specified for durability rather than for photographs. Electrical, plumbing, roofing and structural work goes to licensed trades, permits are obtained where required, and documentation is retained for the file.
Properties are leased directly, with consistent application criteria and compliance with fair housing law. The lease sets out both parties' obligations in language a tenant can actually read, and availability is listed here when there is any.
What is available, and from when.
Arranged directly.
Same criteria for everyone.
Written, explained, signed.
One route in, acknowledged quickly.
Urgent, soon, or scheduled.
The right trade, properly done.
Documented for both sides.
A portfolio held long term has to be maintained rather than patched. Repair requests are acknowledged and scheduled, preventive work happens before failure, and each property has a record of what was done and when.
